The Wyrick Residential Design Difference can be broken down into three categories: Our Communication, Our Process, and Our Pricing.
Our Communication
When designing a custom home, good communication is key. It is part of what makes Wyrick Residential Design successful. We start by sitting down with you and talking about you dreams and goals for your new home. We go beyond the obvious questions of square footage, bedrooms, bathrooms, and architectural styles. We aim to find out what you want the house to do for you. How do you spend time in the house? Do you entertain? If so, where do you do most of your entertaining (formal areas, family/kitchen area, back porch)? Are there things that you do or don't like about your current house? Do you frequently have guests who stay for extended amounts of time? Do you or will you ever need space for a parent or in-law? Some people never even consider these questions, but it can make the difference between having a house you like or a house you love. Our ability to listen "to you" and not "at you" helps us to come up with a plan for the house you will love.
Our Process
Chris Wyrick has utilized his experiences from years in the custom home industry and created a design process that is tailored to maximize effectiveness and flexibility. Our goal is to walk you through the steps of designing a custom home and avoid the pitfalls and set backs that lead to unnecessary frustration and revisions. We will meet you in your home, place of business or location of your choosing so that you are as comfortable as possible. Upon completion of the Design Consultation stage, we will take your thoughts and ideas and put them to work to come up with a floor plan focusing on square footage, flow of the plan, any details previously discussed, and any lot restrictions. This plan will include overall room dimensions, plumbing and appliance locations and applicable cabinet and ceiling details. We also provide you with the site plan detailing how and where the house will be placed. This step takes 1 ½ weeks to 2 weeks, depending on the size and complexity of the design.
From that point we will meet with you once a week to discuss and make changes to the plan. These changes will be made until the floor plan has reached substantial completion where we are not modifying major load bearing or exterior walls.
We will then design a front exterior elevation, which will outline window types and locations, roof design, and exterior materials (i.e. brick, stucco, stone, siding). Again, we will make modifications until you are satisfied with the front exterior elevation.
Next we will complete the "Bid Set". Quite possibly the most important part of our process, this package includes the floor plans, all four exterior elevations, electrical plans, and site plan with driveway, walks and any other pertinent components. With this information you can take your plans to the builder(s) of your choice and have them complete a preliminary bid. This bid typically comes within $1-$5/sqft of the final price (depending on the builder) and will let you know whether we can move forward to finalizing the plans or need to make adjustments based on budget. Due to our experience and expertise, we are usually able to move forward to finalizing the plans at this point, but if for some reason we need to make changes you won't feel like you have come too far to do so.
Once you are comfortable moving forward, we will complete the Construction Documents, which include dimensioned and detailed copies of:
Front, Rear, Left and Right Exterior Elevations
First and Second (if applicable) Floor Plans
First and Second (if applicable) Electrical Plans
Roof, Rafter and Roof Pitch Plans
Site Plan
Interior and Framing Details
The entire design process typically takes from 6 to 8 weeks, depending on the size and complexity of the house and your availability for modification meetings. Upon completion of the design process, you will have what you need to begin the realization of your dream.
Our Pricing
Most architects and designers charge you based on Covered Square Footage. This includes air-conditioned (living), porch, garage, balcony and unfinished square footages. At Wyrick Residential Design, we charge only for air-conditioned (living) square footage. In addition, we do not charge for changes to be made to the plan, unlike others who charge hourly for modifications. Whatever it takes to bring your dream to fruition, we will make happen. The result is a home design that is sometimes half the cost of other designer's or architect's plans while just as, if not more beautiful.
